Home Search Process

 

If you’ve never used Maxview’s services before, the below will serve as a great introduction to what we do and how we do it.

Step 1: Needs Assessment

 

Once your home search enquiry is received by Maxview, our consultant will contact you to introduce themselves and:

  •   Review your needs with you based on your completed questionnaire/enquiry and verbal feedback
  •   Set up an appointment to view housing and according to your specific requirements and housing budget
  •   Explain differences between choices of schools and daycare facilities, as well as advise you on their availability
  •   Prepare a housing proposal for your review and approval before home viewing

 

Step 2: Home Search

 

On the agreed date of your home search we will:

  •   Meet you at your hotel and provide transport for the home search tour
  •   Hand you a proposal and Welcome Pack and review the contents with you
  •   Show you on a map where the properties we will be viewing are located
  •   Accompany you on the tour and give you a general orientation of the neighborhoods
  •   Discuss your likes and dislikes at the end of the day, and make appropriate changes to the following day’s itinerary

 

Step 3: Lease Negotiation

 

We will:

  •   Advise you on local real estate practices, such as requirements for security deposit, advance rent, etc
  •   Advise on how much negotiation is possible depending on market area
  •   Conduct a final walkthrough of the selected property with you to identify repairs to be done and other requirements to be met
  •   Arrange with the landlord or his/her representative to make necessary repairs and indicate a timeline for completion on the rental contract
  •   Assist with rental negotiation
  •   Review lease to ensure all clauses are appropriate
  •   Explain terms and requirement for lease
  •   Coordinate lease signatures, payment of security deposit.
  •   Explain procedures for utility connection (electric, water, heat, gas, waste) to assist with getting utilities connected for move-in day

 

Step 4: Pre-move inspection

 

We’ll accompany you to walk through the property and make a comprehensive check to ensure everything is in order prior to move in

 

Step 5: Handover

 

Our consultant will accompany you and the landlord to ensure everything is in line with the offer letter and leasing agreement. We’ll also check furniture, appliances and property condition to ensure there are no faults. Finally we’ll check the utility meters to set the cut-off date for utility payment

 

Step 6: Moving in

 

Our consultant will assist you with registering at the local police station, your consulate office and compound management office

 

Step 7: Post-move support

 

Our consultants and support team will be here to help you get used to your new home, make necessary repairs and understand all the procedures of living in China (e.g. utility payment, internet access, etc)
